該項目是新鴻基地產全資發展的大灣區全新項目，集合國際一流的設計理念、豐富的TOD發展經驗，打造“站城一體”的綜合交通樞紐，推動廣州南站區域功能升級和價值提升，成為穗港聯動、雙核驅動的“新地標”。
This venture, fully developed by Sun Hung Kai Properties, represents a significant new development in the Greater Bay Area. It combines top-tier international design concepts with extensive experience in Transit-Oriented Development (TOD) to create an integrated 'city-station' TOD hub. This development is set to enhance the functionality and value of the Guangzhou South Station area, establishing it as a new landmark that will drive the dual-core development of Guangzhou and Hong Kong.
項目采用“東商務、西交通”布局，集商、住、行于一身，提供甲級寫字樓、一站式商場、酒店、優質住宅和公寓、公共交通換乘設施等，創造豐富連貫的城市公共空間和全天候的商業走廊。
The project features an 'East for Business, West for Transportation' layout, integrating commercial, residential, and transportation facilities. It will include Grade A office buildings, comprehensive shopping malls, hotels, high-end residences and apartments, public transportation interchange facilities, and more, to create a rich and interconnected urban public space and an all-weather commercial corridor.
這是新鴻基地產集團首個落實防水新規的地標項目，工程總建筑面積約17.75萬㎡，規定建筑設計使用年限為50年，地下室、屋面防水等級均達到一級。
As the first landmark project by Sun Hung Kai Properties to adopt new waterproofing regulations, the total construction area is approximately 177,500 square meters, with a specified design life of 50 years for the structures. The waterproofing standards for both the basements and roofs are set to the highest level.
其中，中建四局為總承包單位，科順股份承接建筑防水雙包工程。
China Construction Fourth Engineering Division Corp., Ltd. serves as the general contractor, with Keshun Waterproof Technology Co., Ltd. responsible for the comprehensive waterproofing package.
科順股份選用APF-D110 預鋪式丁基自粘高分子防水卷材（TPO）、APF-C 預鋪式高分子自粘膠膜防水卷材（非瀝青）、KS-525 水性抗滑移防水涂料等高性能環保產品，應用到地下室、屋面、外墻、種植頂板等重點部位，為建筑提供一級防水保障。
Keshun Waterproof Technology Co., Ltd. has selected high-performance, eco-friendly products, including APF-D110 pre-applied butyl rubber self-adhesive polymer waterproofing membrane (TPO), APF-C pre-applied polymer self-adhesive membrane (non-asphalt), and KS-525 water-based anti-slip waterproof coating. These products will be utilized in critical areas such as basements, roofs, exterior walls, and green roof panels to provide top-tier waterproofing protection for the complex.
